Intellectual Property & Ownership
Moduz is a proprietary technology platform, software tool, brand and related intellectual property owned and operated by Van + Partners LLC, a California limited liability company (“Van + Partners”). Except for third-party materials expressly identified otherwise, all right, title and interest in and to Moduz - including its software source and object code, architecture, algorithms, models, data structures, databases, calculations, methodologies, workflows, prompts, visual design, user interfaces, graphics, text, documentation, trade dress, brand identifiers and derivative works - are and remain the exclusive property of Van + Partners LLC and are protected by applicable copyright, trademark, trade secret, contract and other intellectual-property laws.
Access to or use of Moduz does not transfer any ownership interest or grant any license except the limited right to use the platform for its intended purpose. Unless expressly authorized in writing by Van + Partners LLC, users may not copy, reproduce, republish, distribute, sell, sublicense, scrape, systematically extract, create derivative works from, commercially exploit, circumvent technical controls, decompile or reverse engineer any portion of Moduz, except to the limited extent such restriction is prohibited by non-waivable applicable law.
Moduz is an informational planning and decision-support tool. Estimates, calculations, scenarios, development information and other outputs are not bids, offers, guarantees, appraisals, legal opinions or professional design, engineering, construction, financial, tax, lending or investment advice. Conditions, regulations, fees, pricing and project requirements may change and may vary by property and jurisdiction. Users remain responsible for independent verification and for consulting appropriately licensed professionals and public agencies before making project, financial or legal decisions. Use of Moduz does not create a client, fiduciary, advisory, contractor, architect, engineer, broker, lender or other professional-services relationship with Van + Partners LLC.
Security

Methodology
Moduz combines structured assumptions, public and professional reference data, observed project information and project-specific user inputs to produce planning-level estimates and development intelligence. Outputs are intended to support early-stage decision making and are not a substitute for project-specific professional pricing or due diligence.
